Flairwood & Spinelli
Apartments in energy-efficient solid wood construction
Modern technology, high energy efficiency, stylish finishing materials and a sophisticated floor plan design leave a great impression both in the Flairwood and in the Spinelli. Both buildings are of solid wood construction and meet the KfW energy efficiency standard 40. They ensure a healthy indoor climate and ecological thermal insulation. In the Flairwood, wood also dominates on the outside and surprises with transparent balcony and window parapets in an attractive lamellar wooden facade.
There are 45 apartments and three shared flats in Spinelli available throughout the property. Almost every apartment has either a garden terrace, a loggia, a winter garden or a balcony. Meeting places in the green courtyard create a neighbourly community for young and old. In the patchwork of play and seating areas, urban living with comprehensive social infrastructure and services in the neighbourhood becomes possible in the middle of greenery, with the park on the doorstep.
Area and connections
Premium place in a prime location
Directly on the promenade of the BUGA 2023, and thus in an absolute top location, the SPINELLI and the FLAIRWOOD on the Völklinger Straße promenade are in the first construction phase of the new Spinelli neighbourhood. As the new green axis of the future, Völklinger Straße crosses the unobstructed area of Spinelli Park and connects the districts of Käfertal and Feudenheim. And last but not least – urbanity and nature.
In the district, future residents will find all important residential infrastructures. Services, local supply, childcare or public transport can be reached within a short distance, established in the inviting environment of elaborately designed promenades, car-free streets and diverse green and garden areas. Due to the connection of the district to public transport, which is practically on site with several bus lines and tram lines 5, 15 and 7 in Käfertal and Feudental, Mannheim city centre can also be reached quickly and easily. The Viernheim motorway junction on the A 6 and A 659, the B 38 federal road and the Am Aubuckel district road connects the district with the region.

The location
Mannheim
Tradition and modernity squared
As the centre of the Rhine-Neckar metropolitan region, Mannheim is the second largest city in Baden-Württemberg after Stuttgart. The former residential city of the Electoral Palatinate is located at the confluence of the Rhine and Neckar and is connected to Ludwigshafen am Rhein via two bridges. The baroque palace in Mannheim bears witness to its stately past and is the second largest baroque palace in Europe after Versailles. Today it is the seat of the renowned University of Mannheim. The chessboard-like inner city, reminiscent of New York, has earned Mannheim the nickname “Square City”. This also goes back to the city planning of Elector Friedrich IV.
Around 320,000 residents enjoy the harmonious combination of metropolitan qualities and small-town charm. The mixture of historical heritage and modern urban development corresponds to the vibrant community of families, students, scientists, creatives and workers. Multicultural, trendy neighbourhoods such as the district at the harbour show the cosmopolitan character of the city and offer lively nightlife in galleries, bars and trendy pubs. A break from the urban jungle is possible in Luisenpark, a popular excursion destination with 80,000 m2, and in many other green oases in the city, be it Waldpark and Reissinsel, Herzogenriedpark or Käfertaler Wald.
SPINELLI – NEW URBAN DISTRICT IN A TOP LOCATION
Ambitious. Sustainable. Future-oriented.
The Spinelli site is located about 4.5 km north-east of Mannheim city center between the districts of Käfertal and Feudenheim. An innovative residential and house construction concept is currently being implemented in several construction phases on the former US military barracks site: the Spinelli residential area with its own infrastructure. Surrounded by greenery, a convincing mix of single and multi-family houses makes new urban living possible and leaves room for experimental forms of living. A primary school, day-care centers and a supermarket in the neighbourhood centre will make daily care easy.
The natural park, which will be created as part of BUGA 23 on the Spinelli site, is a central part of the development of the district. Varied green areas and meadows, the floodplains with old trees and numerous other park and garden areas will remain inviting playgrounds and natural landscapes, right on the front door of the residents and as a green living room of the young district, even after the BUGA 23 is completed. Families with children will find attractive green areas and playgrounds around here. Sustainably planned and made to save energy, the green model district meets the requirements of the future: the combination of living and working, of mobility and ecology, of networking and efficiency.
BUGA 2023
Art and culture for the environment and climate
It will be a “tourist driving force for people beyond the classic garden show community” – the BUGA 2023. An event concept has been developed across all cultural genres that is much more than just an accompanying programme. Conceived as an interdisciplinary festival, the focus will be on the artistic consideration of the four main themes of environment, climate, energy and food security under the term #Lebenskunst. The redesign of the exhibition areas is not temporary, but is a step towards Mannheim’s green future.
As the host of the Federal Horticultural Show 2023, the city of Mannheim stands for a life in harmony with the environment and nature. For the city and visitors, the BUGA 2023 will not only be an exuberant summer festival with over 5,000 events, but also an exciting field of experimentation for sustainable coexistence – after all, the unsealed Spinelli site and the extended Luisenpark as locations for the BUGA 2023 also represent an urban development. Both exhibition sites will be connected by a cable car – the eight-minute tour from park to park will be the first highlight.
