Both buildings are of solid wood construction and meet the KfW energy efficiency standard 40. They ensure a healthy indoor climate and ecological thermal insulation. As the centre of the Rhine-Neckar metropolitan region, Mannheim is the second largest city in Baden-Württemberg after Stuttgart. The former residential city of the Electoral Palatinate is located at the confluence of the Rhine and Neckar and is connected to Ludwigshafen am Rhein via two bridges. The baroque palace in Mannheim bears witness to its stately past and is the second largest baroque palace in Europe after Versailles. Today it is the seat of the renowned University of Mannheim. SPINELLI – NEW URBAN DISTRICT IN A TOP LOCATION

The Spinelli site is located about 4.5 km north-east of Mannheim city center between the districts of Käfertal and Feudenheim. An innovative residential and house construction concept is currently being implemented in several construction phases on the former US military barracks site: the Spinelli residential area with its own infrastructure. Surrounded by greenery, a convincing mix of single and multi-family houses makes new urban living possible and leaves room for experimental forms of living. A primary school, day-care centers and a supermarket in the neighbourhood centre will make daily care easy.

The natural park, which will be created as part of BUGA 23 on the Spinelli site, is a central part of the development of the district. Varied green areas and meadows, the floodplains with old trees and numerous other park and garden areas will remain inviting playgrounds and natural landscapes, right on the front door of the residents and as a green living room of the young district, even after the BUGA 23 is completed. Families with children will find attractive green areas and playgrounds around here. It will be a “tourist driving force for people beyond the classic garden show community” – the BUGA 2023. An event concept has been developed across all cultural genres that is much more than just an accompanying programme. Conceived as an interdisciplinary festival, the focus will be on the artistic consideration of the four main themes of environment, climate, energy and food security under the term #Lebenskunst. The redesign of the exhibition areas is not temporary, but is a step towards Mannheim’s green future.

As the host of the Federal Horticultural Show 2023, the city of Mannheim stands for a life in harmony with the environment and nature. For the city and visitors, the BUGA 2023 will not only be an exuberant summer festival with over 5,000 events, but also an exciting field of experimentation for sustainable coexistence – after all, the unsealed Spinelli site and the extended Luisenpark as locations for the BUGA 2023 also represent an urban development. Both exhibition sites will be connected by a cable car – the eight-minute tour from park to park will be the first highlight.

Yes, the lease contract includes an index-linked rent. The rent is determined by the price index for the living expenses of all private households in Germany, which is determined by the Federal Statistical Office.

The deposit to be paid in three net rents (the net „cold“ rent plus utilities can be found in the rental agreement). There are no processing or agency fees.
